HERNDON MIXED-USE DEVELOPMENT PROGRESSING TOWARD REALITY RETAIL NEWS
CHEVY CHASE, MARYLAND – As upscale, mixed-use retail and residential development Woodland Park Crossing continues to take shape in Herndon, Virginia, retail leasing, management, and development company JBG Rosenfeld Retail (JBGR) recently added 11 new retailers to the tenant mix there, launching commitment to the 143,000 square-foot retail portion of the development to more than 60%. Pei Wei Asian Diner, Hour Eyes Optical, Ritz Camera, Rockaway Bedding, Starbucks Coffee, Moe’s Southwest Grill, Bubbles Salon, B.F. Saul Mortgage, and locally owned and operated Moby Dick House of Kabob, Mylannie Day Spa, and Art & Frame Depot have committed to more than 31,000 square-feet of space at the development, joining grocery anchor Harris Teeter, Chevy Chase Bank, and dry cleaner Georgetown Valet, who committed last year. In addition, JBGR currently is in negotiations with various tenants, both retail and professional, for an additional 16,200 square feet of space. “We are very excited about the developments taking place at Woodland Park Crossing, from both a leasing and construction standpoint,” said JBGR Principal Grant Ehat. “With each passing week, structures are taking shape that eventually will be the backbone of the development, but our leasing efforts also have attracted a variety of retailers that evoke the urban living environment we’ve envisioned since conception. With such a varied mix of destination and service retailers at the property, we are confident Woodland Park Crossing will appeal to both the onsite residents and the surrounding neighborhoods.” Upon completion of the leases currently in negotiation, only 40,000 square-feet of retail will remain to be leased at the development, consisting primarily of second-floor office spaces. Pei Wei Asian Diner, a fast-casual concept from the creators of P.F. Chang’s China Bistro, caters to a quicker dining experience featuring cooked-to-order classic Asian favorites with counter service and take-out flexibility. Currently, there are nearly 80 Pei Wei Diners in 13 states. The 3,100 square-foot restaurant at Woodland Park Crossing will be one of the first for the concept in Virginia. Located at Sunrise Valley Drive and Monroe Street in Herndon, Woodland Park Crossing is less than a half-mile from the Dulles Access Road, and minutes from Washington Dulles International Airport. When complete, the development will have an urban feel, featuring first-floor retail with 230 residential units above, plus pedestrian friendly walkways, brick and masonry building facades and structured parking. The first phase of the development, to feature 143,000 square feet of retail and 205 residential units, is scheduled to deliver in 2007.
