CHEVY CHASE, MARYLAND – Six new leases totaling approximately 16,000 square feet have all but filled the second-floor retail and professional space at Woodland Park Crossing in Herndon, Virginia, advancing the mixed-use retail and residential project to near 100% occupancy.  Shopping center leasing, management, and development company JBG Rosenfeld Retail (JBGR) recently finalized deals with children’s gym JW Tumbles, fitness boxing franchise LA Boxing,  local barber, and three dental practices, including Neibauer Dental, Dr. Dang, and Dr. Black.  JW Tumbles and Dr. Black will be situated in the building adjacent to Harris Teeter above Hour Eyes and Moe’s Southwest Grill, while the others will be located in the building above Pei Wei and Panera Bread.  All tenants are expected to open by the end of the third quarter.

“Woodland Park Crossing has developed into exactly the type of walkable, urban community we envisioned from the beginning,” said JBGR Executive Vice President Bob Schwenger.  “As our leasing efforts evolved these past couple of years, we’ve been sure to keep top-of-mind the needs of both the on-site residents and area professionals.  These new tenants complement the existing merchant mix nicely, providing a level of convenience that is unmatched in the Herndon area.”  With the addition of the new tenants, only a single, 1,700 square-foot retail vacancy above Harris Teeter remains.

Just minutes from Washington Dulles International Airport, Woodland Park Crossing is a 360,000 square-foot mixed-use development featuring over 124,000 square feet of retail and professional space, as well as 205 residential units above.  The development was designed to have an urban feel, including pedestrian friendly walkways, brick and masonry building facades and structured parking.  The residential component, dubbed Monroe Place, is being developed by Maryland-based The Bozzuto Group.  Delivery on the residential units began late last quarter.

Based in Chevy Chase, Maryland, JBG Rosenfeld Retail specializes in the leasing, development, acquisition, construction, and management of retail properties throughout the mid-Atlantic region.  Currently, JBGR holds more than 30 shopping centers, nine freestanding store sites, and numerous mixed-use retail sites in its portfolio.  For more information on the full scope of the company’s services, call (301) 657-0700 or visit www.jbgr.com.
